Here is a straightforward checklist of our process from initial assessment to issuing terms and closing.

Property Finance Process


Assessment

  • Initial discussion to outline the requirement and determine feasibility
  • Meeting with Voltaire to fully understand the necessary funding
  • Initial due diligence carried out by Voltaire:
    • Create appraisal & cashflow
    • Obtain desktop
    • Carry out market research

Provide an accurate indication of achievable terms

Preparation

  • Detailed internal due diligence carried out by Voltaire in order to build a case
  • Preparation of a formal presentation including all the necessary information required by a lender/financial partner

Introduction & indicative terms

  • Upon hearing back from the lender Voltaire issue indicative terms to the borrower
  • Providing these are acceptable a formal introduction is made to the lender and a site visit or meeting is organised for all parties to meet

Credit

  • Voltaire assist with the gathering of any additional information required by the lender/financial partner for formal submission to credit committee
  • Credit decision made and facility letter issued

Closing

  • Following credit approval Voltaire follow the closing process step by step and ensure that all the conditions precedent are satisfied (this typically includes liaising with at least the valuer and solicitors)
  • Drawdown
